Richard’s Reflections - Selling our Home during a Pandemic

Under normal circumstances, selling a home and relocating to a new neighborhood is a huge undertaking. It is often much more involved than one can imagine. There are so many details to consider from choosing the best representation, obtaining proper professional advice on the process of selling a home, understanding the current marketplace and reviewing expected results. It can be a detailed, time consuming and stressful process. Success is intimately linked to the quality and knowledge of your Realtor Team and chosen representation.

If you fast forward and add a little spice to the process, moving in the middle of a Pandemic equates to almost a Perfect Storm. It is characterized by restrictions, uncertainty and fear – you just do not know really know what will transpire – Will my house sell? At what price will it sell? Will I relocate as planned? What will the timing be and how it will all play out?

My family and I are in the throes of relocating from Montreal to Oceanside (Parksville, Qualicum Beach) on Vancouver Island, British Columbia. After a year and a half of working as a Realtor with my amazing sister and business partner, Susan Forrest at Team Susan Forrest our planning was such that by the end of March 2020, we would be organizing the sale of our home and relocating out West.

The breadth and speed of the COVID 19 pandemic precipitated my return to Montreal earlier than expected. After repatriating our daughter from university, we discussed our plans and made the decision to kickstart the selling process during this Pandemic. I have always lived my life focusing on my experiences as part of my journey and less on what the right or the wrong thing should be. I felt the fear and uncertainty of it all and decided to do it anyway!

Adaptability, flexibility, and patience have all been key elements to our Journey. We reached out to our Royal Lepage colleagues, Mark and Libby from Team Broady in the West Island of Montreal. Much like our Team Susan Forrest, the Broady’s have deep roots in their community, outstanding client service, and they know Real Estate. They made the process of selling our home effortless in these exceptional circumstances – Where Realtors in Québec, following a Provincial wide decree, are side lined as a non-essential service and therefore unable to conduct their business in a traditional manner.

So, through hard work to stage our home, the collaboration of a wonderful photographer who created an appealing and representative virtual tour of our home, and their marketing to a large network of potential clients, we hit the market on Friday afternoon, April 17th. Our first offer came in a few hours later and after a weekend of client only visits of the exterior of our home and property, we were dealing with 6 offers as of the following Monday. We currently have an accepted offer in pole position and a departure date on the near horizon.

Why did our home sell so quickly in the middle of this Global disruption? There are several reasons that contributed, including current market conditions and economic factors for which control, is at best challenging, as a Seller. However, in my view, the fundamental reason is that our representation mastered the variable part of our business. We chose Realtors who share the same values as our Team – They Care! They made the transaction process seamless through best in class service and communication. Throughout our interactions, I always felt that they were working on my behalf. That is, working for me, the client. The strength of their actions and sphere of influence made every step of the process a pleasure for myself and our family, the way a good Realtor should!
